Builder mistakes to avoid when designing the needs of your dream home!

In my professional experience as a consultant Home Construction, developers and Construction Loan Expert, I had the pleasure to visit and see thousands of homes throughout this beautiful country of ours! I never cease to amaze when I see this house is so unique that I wonder to myself "Wow … the owner of this instead of wasting money when it comes to selling this house!"

9 out of 10 Sometimes when I see the houses that make me think about it, is because they have made a big mistake on the functionality and design of your home! As an informed consumer and soon to be builder the owner, is my wish that it never becomes a statistic or an example of "bad design" so let's go in.

1. Pass home to a design so unique that can not be appreciated by those that you sell in the future!

For example, the dome or triangular-roofed houses all in my opinion are too professional for the average homeowner of a Builder! And for the sake of this conversation, "very singular" is defined as any As the general consensus of public opinion on the design of the house if you have had to sell the house of people out for him.

Now do not get me wrong, I love you all look very interesting and television programs that include hip and quirky people houses. However, most of these people are rich enough and for those who are not, they intend to live in these houses forever. Unfortunately for those who do not intend to live indefinitely in the houses, which will be a rude awakening when to sell and buyers are rare between the two.

Let me explain! Now, by all means, I understand you want a unique home to some different point that may be what the manufacturers offer different paths and other things I've seen, I'm with you on that! Personally, I love pushing the limits of design and art features of the house plans, development and / or construction, however, there is a line we can not cross.

2. In its failing to hire a landscape architect to design the external elements and management Landscaping!

It always amazes me that people spend hundreds of thousands of dollars in a house totally ignore the landscape! Among the hundreds of thousands of dollars a wise investment of $ 15,000 had been a tremendous change in the appeal and the sidewalk total beauty. Never the less, in most cases, the indelible impression made by the first call or the lack of sidewalk and stuck in the mind eclipsed everything. As is the case you when you leave with a landscape design how your garden will look.

Some families I have consulted with landscape architect consulted as an expense, but after consulting with them and get many to see that investment really is. Haunted houses have developed, manicured lawns sell faster and for the best price, compared with households that do not call it a sidewalk and grass. Landscaping in recent years have been so much more people spend time outside free. A number of Personalized trends involves gardening and outdoor kitchen!

3. Design of a large house that is too basic and / or in tabular form in its architecture!

The fact that the house is big does not give a pass to be square, devoid of any character! In the section forthcoming book "How to build your dream home for much less" owner builder system which shows examples of images to understand actually this argument. I am really amazed when I see these very large structures shaped box that I can not believe that the designer and the owners of this fact, since it created! Perhaps beauty is truth in the eye of the viewer, after all, but unfortunately the viewer is not buy houses! (I digress …)

I remember a house more than 30,000 square feet and literally looked like a tennis shoe box size in the middle of the field. There was no architectural elements that give the house a identity, such as lines of gabled roofs, windows, brickwork detail moldings. He did not even wear the exterior landscape and split a bit, only (4) perfectly straight walls and a roof, yuck!

A very important aspect of designing your personal Dream Home is what I call basic research, which simply practice of visiting builder model homes and open doors that are comparable in price to the house you intend to build. This gives a very good road map and the benchmark for design standards and benchmarks in this price range, so you can compare to what you want to design and build.

4. Never cut corners or skimp on personalized service equipment and accessories!

It is said in business that one of anything is bad, they always want more that one way companies rather than a substitution of an employee, etc. Good in designing custom homes, close to everything that is white is bad if we speak of the plate cupboards or similar areas. Do not short cuts to save some money at home by choosing cheap countertops, floor coverings, lamps and other design elements. The key to build a custom home is truly custom dream is to have a solid plan from the beginning so you can get the services they want and deserve, without sacrificing integrity house.

In many cases, it is better to build a small house in as good conditions to build a big house is clear! Hope that you are getting great value in these tips and I am pleased to provide more informative articles and ideas that will help make planning your personal Dream Home breeze! I wish the best in his personal project dream home is there for great design …

In my professional opinion, if you build a custom home, then There are basic conditions that the house be as high as against a solid surface, fine carpet, hardwood, the floor tiles and separate showers to name a few. It amazes me when I visit a custom 7,000 square meters to see what Master bathroom has a shower in white ceramic tile and linoleum floor! Give me a break!

Now, I can seem a bit here, but overboard unless medical reasons for these selections and / or other obstacles that you yourself are important to fail if you do not have to sell a house that has this kind of material selection.
